Parking Deck Maintenance

Van Buren Deck

The Downtown Parking Deck Maintenance Program was established in 2016 as a multi-year capital project to ensure the Central Business District parking decks are maintained as a sustainable asset.

In 2017, the City’s then architectural and engineering consultant, Farnsworth Group, performed a comprehensive evaluation of the public parking decks. This evaluation resulted in the development of a five-year maintenance plan to extend the life and usability of the parking decks. The report indicated that the deck joints and sealant at the Van Buren Deck require repair and replacement to prevent water from leaking through, contributing to further deterioration.

In 2018, the deck joints on the top level of the Van Buren deck were repaired and the sealants were replaced. This work was completed by F.H. Paschen.

Beginning on July 15, a three-phrase project will begin to repair the deck joints and replace the sealants on the fourth level of the Van Buren Deck. The project will consist of removing the existing sealant and backer rod at all precast joints, preparing and priming the joints, welding any broken shear connectors, and installing new backer rod and sealant at all joints. Tuckpointing is also planned for the rooftop stairway/elevator vestibules to repair cracking bricks and failing mortar to prevent rain and snow melt from causing damage to the structure. Lastly, the fifth-floor door and window frames will be restored to ensure proper seal and function.

Central Parking Deck

Beginning April 1, the City of Naperville will begin maintenance work on the Central Parking Facility, located at 75 E. Chicago Ave., as part of the downtown parking deck maintenance program. Work will take place in seven phases, allowing portions of the facility to remain open for parking during each phase, and is expected to last until approximately Friday, Sept. 3, pending weather or unforeseen circumstances.

The City has contracted with J.Gill and Company to repair the concrete and replace the sealant on all three levels of the Central Parking Facility. Additional work will include repainting the parking facility and coating the roof level. This maintenance will prevent water from leaking through to the lower decks, which contributes to deterioration of the structure.

During the first three phases, a portion of each level will be inaccessible. During the fourth phase, which is expected to begin in late June, the top level will be completely closed. During the final three phases, one level will be closed at a time to allow for painting and coating. Visitors are encouraged to follow all posted detour and closure signs and to use caution while accessing the parking deck. As a reminder, overnight parking is prohibited in the Central Parking Facility on Sunday nights.
